Real Home Talk...Every Time....
Start with your daily life
A better home search begins with a better shortlist
Choose your anchors before your neighborhoods
Put your workplace, school needs and weekly routines on the same map. A beautiful house becomes a difficult fit when the drive to work, practice, appointments or the airport overwhelms your week. Test the exact trip at the time you will actually make it.
| Your priority | Areas worth exploring first |
|---|---|
| Northwest Austin or Apple corridor | Brushy Creek, Avery Ranch, Cedar Park, northwest Austin |
| Dell or Round Rock medical corridor | Round Rock, Pflugerville, Georgetown |
| Downtown or UT Austin | Central Austin, Mueller, East Austin, South Austin |
| Tesla or southeast Austin | Southeast Austin, Del Valle, eastern suburbs; compare airport access |
| Lake recreation and Hill Country scenery | Lakeway, Bee Cave, Steiner Ranch, Lago Vista |
| More space or new construction | Leander, Georgetown, Hutto, Pflugerville, Buda and Kyle |
Define your actual monthly comfort level
Compare principal and interest, property taxes, insurance, HOA dues, utilities, tolls and maintenance. A lower purchase price can still produce a higher monthly cost. Have your lender model the specific address before you commit.
How to use this guide
Neighborhood descriptions are a curated starting list, not a ranking by search volume or a recommendation based on who lives there. The budget examples on the following pages are illustrative budget to tests, not measured neighborhood medians or promises of available inventory. Property type, size, condition and location can move prices well outside them.
School ratings and development updates are dated. Follow the linked sources for current results and project information.
Round Rock and Brushy Creek
Trail access established neighborhoods and northern employment corridors
Brushy Creek and west Round Rock
Explore established streets around the Brushy Creek trail system when outdoor access and northwestern employment connections matter. Buyers are drawn to mature trees, parks and a range of home ages and layouts. Compare trail proximity, renovation needs and the actual assigned campuses rather than relying on a Round Rock mailing address.
Illustrative budget to test: $400,000-$800,000; larger or newer luxury homes may require more. Check each property rather than treating this as an area price range.
Avery Ranch
Avery Ranch combines a northwest Austin location with golf, pools, sports courts and nearby hiking and biking options. It deserves a look if you want community recreation close to the northwestern job corridor. Golf access and costs are separate from ordinary homeownership amenities. School assignments vary by address. [8]
Illustrative budget to test: $450,000-$900,000.
Teravista and east Round Rock
Teravista offers a golf-community setting between Round Rock and Georgetown. Compare it with nearby east Round Rock options if access to the medical and education corridor, shopping and newer suburban housing matters. The golf course is an attraction, but not every home has a golf view or membership privileges. [9]
Illustrative budget to test: $400,000-$800,000.
What makes the area appealing
Old Settlers Park, the Round Rock Express, Kalahari and downtown Round Rock give residents several ways to spend a weekend close to home. Those amenities help explain the appeal of the location; they do not guarantee resale performance. I-35 and east-west travel deserve a real commute test. [15][17]
Cedar Park Leander and Georgetown
Compare established convenience with expanding communities
Cedar Park
Consider Buttercup Creek, Twin Creeks and neighborhoods along the Brushy Creek corridor. Buyers looking here often prioritize access to US 183 and 183A, local shopping, trails and the H-E-B Center. Compare established homes with newer options; a golf or club lifestyle can bring additional fees. Illustrative budget to test: $400,000-$900,000, with luxury options above that. [18]
Leander
Crystal Falls, Travisso and Palmera Ridge offer different combinations of terrain, home styles and community amenities. Leander is worth comparing when new construction and more space are high priorities. Hillside lots, distance to work and toll-road use can change the ownership experience. Illustrative budget to test: $350,000-$900,000; custom and larger luxury homes can exceed $1 million.
Georgetown
Wolf Ranch appeals through its trails, amenity centers and access to shopping and the historic square. Compare it with the newer housing choices in communities such as Rancho Sienna and with established Georgetown neighborhoods. Sun City offers a distinct active-adult lifestyle; verify its current age and occupancy rules directly. Illustrative budget to test for a broader Georgetown search: $350,000-$800,000, with significant variation. [10]
The tradeoff to test
Moving farther north may broaden your options for space and home age. It can also add time to downtown, airport and south Austin trips. Drive both the weekday commute and the weekend route you expect to use most.
City names do not define school boundaries. Georgetown-area addresses, for example, may fall in different districts. Confirm the district and all assigned campuses for the specific home.
Pflugerville Hutto and the eastern corridor
Space road connections and expanding employment nearby
Pflugerville
Blackhawk, Falcon Pointe and nearby communities deserve a comparison when you want suburban amenities with access to the SH 130 and SH 45 corridors. Lake Pflugerville adds a local outdoor destination. Buyers often compare the size and condition of homes here with north Austin and Round Rock options. Illustrative budget to test: $300,000-$650,000; larger or upgraded homes can be higher.
Blackhawk amenity access can depend on the association and water district attached to the property. Confirm precisely what your dues cover. [11]
Hutto
Hutto may fit a search focused on newer housing, a smaller downtown setting and access to northeastern employment. Compare established neighborhoods with current builder communities. Illustrative budget to test: $300,000-$550,000. Builder advertisements should be checked against lot premiums, upgrades, financing conditions and the final tax estimate.
Taylor and the semiconductor corridor
Samsung has operations in northeast Austin and a major fabrication project in Taylor. Its October 2026 update describes a goal of establishing the Taylor fab in 2026. Treat production timing and hiring as evolving project information. Proximity is worth studying, but it is not a promise of job growth or home appreciation. [13]
Southeast Austin and Del Valle
These areas are useful comparisons for Tesla, airport and southeast employment access. Housing ranges from established neighborhoods to newer communities and rural properties. Illustrative budget to test for a starter-home comparison: $300,000-$500,000. Examine road access, utilities and the exact district as carefully as the floor plan.
For all eastern corridors, compare toll use, construction activity, drainage and the distance to your regular destinations before choosing a home.
Austin neighborhoods and the lake communities
Urban energy established streets and outdoor living
| Area or neighborhood | Why buyers explore it | Illustrative search bracket |
|---|---|---|
| Mueller | Mixed-use design, parks and Aldrich Street; compare condos, townhomes and detached homes. [12] | $450k-$1m+ |
| Hyde Park, North Loop and Allandale | Established central neighborhoods, local businesses and access toward UT and downtown. Home age matters. [12] | $600k-$1.2m+ |
| East Austin | Dining, creative venues and proximity to downtown; property types and street conditions vary widely. [12] | $400k-$1m+ |
| South Congress, Bouldin Creek and Travis Heights | Walkable pockets, local shops, music and river access; parking and housing type matter. [12] | $500k-$1.5m+ |
| Circle C and southwest Austin | Established suburban options near green space and southwest routes; test drives to north Austin. [12] | $550k-$1m+ |
| Westlake area | Hillside settings, central-west location and Eanes ISD research; inspect the exact zoning. | $900k-$2m+ |
| Lakeway, Bee Cave and Steiner Ranch | Lake recreation, Hill Country views and western shopping; compare route constraints and district boundaries. | $550k-$1.5m+ |
These brackets are examples of budgets to test, not current market statistics. Condos may start below detached-home budgets; waterfront, acreage, custom construction and prime locations can cost substantially more.
Also compare the southern suburbs
Buda and Kyle broaden the search for buyers prioritizing south Austin access and newer housing. Start with an illustrative $300,000-$600,000 search, then compare the commute, tax districts, HOA costs and builder terms. A cross-metro drive to a northern employer can be a major tradeoff.
School research that goes beyond a score
Academic ratings program fit and address verification
Texas Education Agency ratings use an A-F system. They measure academic accountability through achievement, progress and closing gaps; high school and district results also include readiness and graduation measures. They are not a complete measure of the experience your child will have. [1]
| District | 2026 published rating | Useful research focus |
|---|---|---|
| Eanes ISD | A | score 94 | Research Westlake-area assignments and individual campus reports. [7] |
| Round Rock ISD | B | adjusted score 89 | Compare the assigned campuses and programs. District reports nearly 78% of campuses earned A or B. [2] |
| Leander ISD | B | score 87 | District reports 32 of 47 rated campuses earned A or B. [3] |
| Pflugerville ISD | B | score 81 | Review individual campus results and programs. [4] |
| Austin ISD | B | Campus performance varies; explore attendance schools and application-based options. [5] |
| Lake Travis ISD | A | District identifies this as its 2025-26 rating. Check campus details. [6] |
Districts are presented in the requested guide order, beginning with Eanes and Round Rock; this is not a comparative ranking. Rating year 2026 refers to 2025-26 performance. District announcements reflect ratings published at release; check TXschools.gov for final results, appeals and subsequent updates. Do not compare one district year with another as if both are current.
Other districts to include in your search
Georgetown, Hutto, Liberty Hill, Dripping Springs, Hays, Del Valle and Taylor ISDs may become relevant depending on the address. Use TXschools.gov to retrieve the current district and campus reports. Confirm each district and campus through its official reports.
A school reputation is a starting question
There is no single official measure of school popularity. Parent reviews, school-search interest and a campus reputation are different from verified academic outcomes. Treat GreatSchools and Niche as additional perspectives, identify their dates and methods, and visit the school before deciding.
Build your school shortlist
Compare the schools your child would actually attend
Campus examples to research
Round Rock High School and Westwood High School are useful starting points for a Round Rock ISD comparison. The district states that its high schools other than Success High School earned A ratings in 2026. This does not establish an elementary or middle school assignment for any neighborhood. [2]
In Leander ISD, compare programs at campuses such as Cedar Park, Vista Ridge and Vandegrift. In Eanes ISD, research Westlake High School. In Austin ISD, distinguish attendance-based enrollment from application-based programs such as LASA. These examples are a research shortlist, not a popularity ranking or a guarantee of admission. [3][5][7]
Five questions to ask before choosing a home
Which elementary, middle and high school serve this exact address for the enrollment year? Get confirmation from the district, including any approved rezoning.
Which academic pathways, advanced courses, career programs, fine arts and extracurricular activities match your child’s interests? Ask about eligibility and campus-specific availability.
What support services does your child need, and how are they delivered at that campus? Discuss language learning, counseling and special education directly with the school.
How will transportation, start times, after-school care and practices work with your household schedule?
What do current academic reports show over multiple years, and what questions emerge from a school visit and conversations with staff?
Make the school visit part of the scouting trip
Tour or speak with schools before you finish your neighborhood shortlist. Competitive activities, course availability and program entry requirements matter as much as a headline score. I can help organize the housing search around the school criteria you choose.
Start at TXschools.gov for state results. Use district enrollment and attendance-boundary tools to verify assignment; a real estate listing or map pin is not final confirmation.
Employment corridors and industries to watch
Use your actual office location to guide your home search
| Employer or sector | Metro presence to investigate | Housing search implication |
|---|---|---|
| Dell Technologies | Round Rock headquarters | Compare Round Rock, Georgetown and Pflugerville. |
| Apple | Northwest Austin operations | Compare northwest Austin, Brushy Creek, Cedar Park and nearby areas. |
| Samsung | Northeast Austin and Taylor | Separate an Austin-site commute from a Taylor-site commute. |
| Tesla | Gigafactory Texas in southeast Travis County | Compare southeast and eastern routes before northern suburbs. |
| Amazon, IBM, AMD and Applied Materials | Technology, logistics and semiconductor operations | Confirm the exact office, facility and on-site schedule. |
| UT Austin and public-sector employers | Education, research and government | Downtown and campus access may guide the search. |
| Ascension Seton, St. David’s and Baylor Scott & White | Healthcare facilities across the region | Match housing to your actual hospital or clinic. |
These are prominent regional employers and sectors, not a headcount ranking or a list of current openings. Regional employer maps and economic profiles help identify concentrations; company locations and employment levels change. [14]
Where emerging opportunity is developing
Semiconductors and advanced manufacturing remain important regional clusters. Software, AI-related work and cybersecurity build on the technology base. Healthcare, life sciences and medical research are expanding areas of investment. Aerospace, defense and creative media add further diversity. Announced investment does not automatically mean immediate hiring. [13][14][19]
Ask the employer before choosing the neighborhood
Confirm required office days, shift hours, campus location and likely changes. A hybrid schedule can broaden your options, but a daily commute or rotating hospital shift may make proximity much more important.
Development and investment to follow
Separate open facilities from projects still taking shape
Ascension Seton Williamson in Round Rock
Status: new patient tower opened in 2026. Ascension describes a $230 million investment, 96 additional inpatient beds and expanded surgical, cardiac and imaging capabilities. For relocating households, the practical benefit is increased local care capacity. [19]
UT Dell Medical Center and MD Anderson
Status: planned academic medical development. UT describes an integrated system connecting Dell Medical School, UT MD Anderson and advanced research. The Dell Foundation identifies a planned 2030 opening. This is a future project, not a hospital available for care today. Use current project updates to verify site, scope and schedule. [20]
Texas State University Round Rock Campus
Status: academic expansion. Esperanza Hall is the campus’s fourth academic building; the facilities page lists June 2026 substantial completion for phase one. The university’s master plan identifies further Round Rock growth. Construction milestones and enrollment capacity do not establish which programs or spaces are available today; confirm directly with the campus. [21]
Austin Community College Round Rock
Status: applied technology expansion. ACC’s April 2026 update reported construction progress and a target for substantial completion at the end of May. Check its bond project updates for current opening and program details. [22]
Old Settlers Park in Round Rock
Status: phased improvements. City updates describe new courts, playground and Lakeview-area openings alongside continued work on the park. Check the project page for the current status of individual facilities before visiting. [23]
Samsung Taylor
Status: fabrication project with evolving production milestones. Samsung’s October 2026 update states its goal of establishing the fab in 2026. Buyers should evaluate access and employment relevance without assuming a guaranteed completion date or property-value increase. [13]
Outdoor life across the metro
Choose the activities you want close to home
Lady Bird Lake and the Butler Trail
Walking, running, cycling, kayaking and paddleboarding put the skyline within everyday reach. This is the central Austin outdoor experience many newcomers picture. Compare actual trail access, parking and the drive from your prospective home. [24]
Zilker Park and Barton Springs
Zilker is a signature gathering place for recreation and major events; Barton Springs adds a distinctive spring-fed swimming experience. Festival periods can change access, traffic and parking. Always check current operating conditions before visiting. [24][25]
Lake Travis and Lake Austin
Lake Travis is a destination for boating, water sports and lake-oriented weekends. Lake Austin offers a different waterside setting closer to parts of the city. Distinguish lake proximity from legal waterfront access, a usable dock or club privileges; changing water levels can affect recreation. [24]
Brushy Creek trail and parks
The Brushy Creek corridor connects outdoor destinations around Cedar Park and west Round Rock. Explore Brushy Creek Lake Park, Champion Park and nearby access points to see how trails could fit your weekly routine. Check access and trail connections for the particular home. [26]
Old Settlers Park and Georgetown outings
Old Settlers Park supports sports, play and community gatherings in Round Rock. In Georgetown, San Gabriel Park and Lake Georgetown offer additional outdoor options. Choose a nearby everyday park as well as the destination you will visit occasionally. [23][27]
Plan around Central Texas conditions
Summer heat changes the best time to exercise. Check park alerts, water conditions, reservations and closures before heading out. A shaded walking route close to home may matter more to your daily routine than a famous destination across the metro.
Sports concerts and major venues
A metro lifestyle that extends beyond downtown
| Destination | What it adds to the region |
|---|---|
| Kalahari Resorts and Conventions | Round Rock | Indoor waterpark, resort dining and attractions; check day-pass and reservation rules. [15] |
| Round Rock Express | Dell Diamond | Minor League Baseball and a local evening-out option; schedules vary by season. [16] |
| Moody Center | Austin | Large concerts, touring entertainment and UT basketball. [28] |
| H-E-B Center at Cedar Park | Concerts, family shows and professional sports including Texas Stars hockey and Austin Spurs basketball. [18] |
| Round Rock AMP | Outdoor concerts in Round Rock; check the calendar and event-specific policies. [29] |
| Circuit of The Americas | southeast Austin | Formula 1 United States Grand Prix and other motorsports and entertainment. [30] |
| Q2 Stadium | north Austin | Austin FC home matches and a major soccer destination. [31] |
| ACL Live at the Moody Theater | downtown | Concerts and the Austin City Limits television setting; separate from Moody Center. [32] |
Choose your home around your real calendar
If live music is a weekly habit, venue access deserves weight in your shortlist. If games and attractions are occasional outings, a neighborhood with the right everyday amenities may be a better fit. Event traffic can make a normally straightforward route much slower.
A useful distinction
The H-E-B Center is the arena commonly associated with Cedar Park. Moody Center and ACL Live at the Moody Theater are separate Austin venues. Austin City Limits Music Festival is a separate festival at Zilker Park. Use the specific name when checking tickets and directions.
For visitors, pair one venue or game with a neighborhood scouting trip nearby. You will learn more about the area by experiencing it at the time you would normally go out.
Anchor events and shopping districts
The places that give the region its rhythm
| Event | Setting and typical season |
|---|---|
| SXSW | Austin’s music, film and innovation gathering, generally in spring. Verify each year’s format and locations. [33] |
| Austin City Limits Music Festival | Major music festival at Zilker Park, generally in fall. [25] |
| Two Step Inn | Country music festival at San Gabriel Park in Georgetown, generally in April. [34] |
| Formula 1 United States Grand Prix | Annual race weekend at Circuit of The Americas, generally in fall. [30] |
| Austin Trail of Lights | Holiday tradition at Zilker Park; check seasonal dates and access. [35] |
The Domain and Domain NORTHSIDE
This north Austin district combines major retail, restaurants, offices and residences. Domain NORTHSIDE and Rock Rose add more dining and nightlife. For buyers who want north Austin employment access and frequent shopping or dining, explore the surrounding housing options and actual walking routes. [36]
South Congress and the Second Street District
South Congress brings boutiques, restaurants and a recognizable Austin streetscape. Downtown’s Second Street District combines shopping, dining and proximity to Lady Bird Lake. Both reward a walking visit rather than a drive-by. [12][37]
Suburban shopping and town squares
Compare the Arboretum area, Lakeline, The Parke in Cedar Park, Round Rock Premium Outlets, Wolf Ranch Town Center and the Hill Country Galleria. Georgetown’s square and downtown Round Rock offer a different, more local outing. Check which errands can be handled near the home you are considering. [10][38]
Major events are part of the region’s appeal, but they also bring traffic and parking pressure. Check the organizer’s current calendar rather than assuming the same dates, lineup or format every year.
Entertainment districts to explore
Choose your kind of evening out
Red River Cultural District
Explore this downtown corridor for live music, including destinations such as Stubb’s and Mohawk. A cluster of venues can make it easier to build a music-focused evening without driving between each stop. Check age restrictions, ticket requirements and the current show calendar. [43]
Rainey Street
Rainey blends dining and nightlife around a street known for its historic bungalow bars and newer development. Visit in the evening if proximity to nightlife is part of your housing decision; noise, parking and event traffic may feel very different from a daytime tour. [44]
South Congress
Shops, restaurants, coffee and the Continental Club make this an easy district to explore on foot. Compare the main corridor with the surrounding residential streets. Walkability depends on the particular address and the destinations you will actually use. [12][41]
Rock Rose and Domain NORTHSIDE
This north Austin area offers another concentration of restaurants and nightlife, close to substantial shopping and office activity. It is worth a visit if you want frequent evenings out while keeping a north Austin base. [36]
Downtown Round Rock and Georgetown Square
These offer a smaller-scale alternative for local restaurants, events and casual outings. They complement the larger Austin destinations rather than duplicating them. Spend time in both if you are comparing northern communities.
What to notice during your visit
Listen for noise, check parking, walk the route back to your car and time the trip home. A district you enjoy twice a year may carry less weight than the cafe, park and grocery store you use every week.
Keep Austin interesting
Local places to begin building your own favorites
Coffee with a sense of place
Jo’s Coffee on South Congress makes an easy stop while exploring the neighborhood. Mozart’s Coffee Roasters pairs coffee and desserts with a Lake Austin setting. Radio Coffee & Beer combines coffee, drinks, patio space and live events. These are different experiences, so try the setting that matches how you like to spend a morning or evening. [39]
Restaurants beyond the familiar chains
Bouldin Creek Cafe offers scratch-made vegetarian and vegan food with a strong community identity. For a broader Austin food tour, explore barbecue at Franklin, inventive tacos at Nixta Taqueria, Texas-focused dining at Dai Due and the neighborhood energy of Home Slice on South Congress. Reservations, lines, menus and service days vary; check before visiting. [40]
Music and a little Austin character
The Continental Club is a classic South Congress music stop. The Little Longhorn Saloon offers a distinctive honky-tonk experience, while the Congress Avenue Bridge bat emergence gives visitors an unusual outdoor evening. Independent shops, murals and neighborhood cafes are part of the story too. Some venues are adult-oriented; check age restrictions and calendars. [24][41]
What makes Austin distinctive
The combination of a major university, state-government employment, technology, outdoor recreation and a visible music and food culture gives newcomers several ways to build a life here. That mix helps explain Austin’s longstanding national profile; no single festival or venue explains a livability ranking. [14][24][41]
Put national rankings in context
Austin held the No. 1 position in U.S. News & World Report’s Best Places to Live list in 2017, 2018 and 2019. That is historical recognition, not a claim about today’s rank. Rankings change with methodology, cost and geography. Your commute, budget and everyday preferences are a better guide to whether the metro is right for you. [42]
Make your move with a clear plan
A scouting visit and a practical buying checklist
A three day scouting visit
Day 1: Drive the actual work route during your expected commute. Explore two nearby neighborhoods and the grocery, coffee and outdoor options you would use every week.
Day 2: Meet or speak with school staff, then compare homes in two price brackets. Review property condition, the tax estimate and HOA or special-district costs together.
Day 3: Experience a weekend outing and revisit your leading neighborhood at a different time of day. Decide which tradeoffs you can comfortably live with.
Before you make an offer
Confirm the exact school assignment, enrollment rules and any approved boundary changes.
Obtain a lender estimate and insurance quote for the specific property. Review tax information, exemptions, MUD or PID obligations where applicable and HOA documents with the appropriate professionals.
Review inspection findings, utilities, drainage and flood information. Ask about future nearby construction and test the commute instead of trusting a broad distance estimate.
For new construction, compare the total price and financing terms, completion timing, incentives, warranties and independent inspection options.
